Great news for Sarasota, Florida Real Estate. We are also seeing increased activity on the Sarasota Barrier Islands and just got one of our Manasota Key Gulf front properties 7800 Manasota Key Road under contract.

Sales skyrocket in March 2010; local market appears strong according to the latest figures from the Sarasota Association of Realtors.

Overall property sales reached 753 in the Sarasota market in March 2010, the highest total since December 2005 and more than 56 percent higher than March 2009. Pending sales were also robust, standing at 1,060 - the highest total in the past four years. But perhaps the most telling statistic was that the median sale price for both single family homes and condos rose in March from the previous month, and prices were much higher than in March 2009.

Members of the Sarasota Association of Realtors® sold 555 single family homes and 194 condos in March 2010, a huge jump over March 2009, which saw only 353 single family homes and 128 condos sold. Pending sales, at 1,060, were about 30 percent higher than last March, when only 817 were reported. This statistic is a strong indicator for the next two or three months of sales, as pending sales reflect current buyer activity. This also reflects the continuing push of SAR members in the early spring months to qualify clients for homebuyer tax credits, which expire on April 30th.

Median sale prices in the Sarasota real estate market were also up in March 2010 for both single family homes and condos. The median sale price for a single family home was $170,000, up 13.3 percent from February's $150,000, and up 11 percent over last March's figure of $152,125. For condos, the median price rose to $210,000 from last month's level of $169,000, a 24 percent increase. Last year at this time, the condo median sale price was $166,750. For the last 12 months combined, the median sale price for single family homes was $162,950, while the median sale price for condos was $190,000.

The level of distressed property sales dropped in March 2010 to 41 percent of the overall market, compared to 47 percent of the overall market in February 2010. This was another encouraging sign as the spring continued to heat up the local housing market. The downward trend in the percentage of short sales and bank-owned foreclosure sales in the Sarasota market, if it continues, would be a harbinger of a market in full recovery, and should bring greater appreciation for the overall median sale prices.

"This was the best month we have had in four and a half years, and the numbers are very encouraging for our local real estate market," said 2010 SAR President Erick Shumway. "Local Realtors® have obviously educated their clients on the pending expiration of the homebuyer tax credits, and this has certainly helped promote sales. But we have also seen resurgence in sales across the price spectrum - not just for first-time buyers. Hopefully, the continuing growth in our nation's economy will propel this market even higher this year."

The property inventory level remained steady in March 2010 at 6,342, only slightly higher than February's total of 6,329 properties on the market. The inventory is still at the lowest level since late summer of 2005.

The months of inventory for single family homes was 7.2 months, the number of months it would take to sell all available homes at the current pace. This was a huge drop from February 2010's number - 10.6 months - and very near equilibrium. Last year at this time, the months of inventory was 17.1 for single family homes. Once the market reaches the 6 month level it is considered to be in equilibrium between buyers and sellers. For condos, the months of inventory level was 11.8 months, the lowest level in several years, and far lower than the 21.2 months only a year ago.

Delving deeper into the statistics, homes in the lower price ranges have actually entered a "seller's market," with the month's inventory supply at only 4.8 months for homes sold between $60,000 and $70,000 so far in 2010, and only 6.6 months for homes sold between $120,000 and $139,999 in 2010. This is a likely reflection on the homebuyer tax credit of $8,000 for first-time homebuyers.

Even when you find that your boat is High and Dry you can just jump out and start surf fishing. You never know when you are going to land on a sand bar or even the beach; as in the picture above taken on Casey Key last week.

Oscar Sherer State Park

Fireworks in Paradise Reflections of a Proud American

The approach of the 4th of July holiday weekend brings on a time of reflection. Reflection of the struggles we overcame to become the great nation we are today. Despite the economic hardships we face as a nation; despite the political, religious, and sociological differences we face as a people, we come together every year at this time to celebrate our independence.

The first Independence Day celebration was said to take place in Philadelphia in 1777. They held an official dinner, 13-gun salute, parades, picnics, fireworks, and decorated in red, white, and blue. Today we celebrate in much the same manner. Our cities and towns hold parades, our families get together for picnics and BBQ’s, and then we all, in our own way, watch the fireworks. Whether it is out over the Statue of Liberty, over the Golden Gate Bridge, on the TV, or while sitting on the beach in paradise, we will watch the red, white, and blue bursts of light gleaming across the sky.

Longboat Key Manatee County: There were 43 Nests and 30 False Crawls for Loggerhead Turtles and no Nests or False Crawls for Green Turtles.

Longboat Key Sarasota County: There were 41 Nests and 29 False Crawls for Loggerhead Turtles and no Nests or False Crawls for Green Turtles.

Lido Beach: There were 3 Nests and 15 False Crawls for Loggerhead Turtles and no Nests or False Crawls for Green Turtles.

Siesta Key: There were 43 Nests and 52 False Crawls for Loggerhead Turtles and 1 Nest and 1 False Crawl for Green Turtles.

Casey Key: There were 148 Nests and 99 False Crawls for Loggerhead Turtles and no Nests or False Crawls for Green Turtles.

Venice Beach: There were 67 Nests and 28 False Crawls for Loggerhead Turtles and no Nests or False Crawls for Green Turtles.

Totals as of June 13, 2009: There were 345 Nest and 253 False Crawls for Loggerhead Turtles and 1 Nest and 1 False Crawl for Green Turtles.

Loggerhead

Scientific name: Caretta caretta. The loggerhead's
Common name is derived from the size of its head.
Appearance: Adults and sub adults have a reddish brown
Carapace (upper shell) and a dull brown to
Yellowish plastron (lower shell).
Size: Most adults weigh between 250 and 350 pounds
And have a carapace between 3 and 4 feet long.
Reproduction: Loggerheads return to their nesting
Beach at intervals of 2, 3 or more years during their
Nesting season, which runs from May through September.
They lay 4 to 7 nests per season. The average
Number of eggs per nest is usually between 100 to 126.
Eggs incubate for about 60 days.

Green Turtle

Scientific name: Chelonia mydas. The green turtle's common
Name is derived from the green color of the fat that lies
Just under the upper and lower shell.
Appearance: A single pair of scales on the front of its head
Distinguishes the green turtle.
Size: Adults weigh between 225 and 350 pounds and
Measure between 3 and 4 feet.
Reproduction: Green turtles return to their nesting beach
In intervals of 2, 3 or more years. They lay an average of 3 to
5 egg clutches during the nesting season, which runs from
June through September, but a female may lay as many as
10 clutches. Greens lay about 115 eggs per clutch, which

Another interesting fact about Sea Turtles:

Research indicates that the sex of an embryo is determined sometime after fertilization, as the embryo develops, and may be temperature dependent. Lower nest temperatures produce more males; higher temperatures produce more females.

Island Prayers and the charmed Casey Key Community Library

Not a day goes by without discovering new reasons to absolutely adore Casey Key, Florida. The Blackburn Point swing bridge is undergoing repair for the month of June, but I took a visitor on a Casey Key joyride from the tip to the top of all eight-miles of luxuriant island the other day. As we prepared to turn the convertible around near the bridge, we impulsively pulled into the parking lot of the Casey Key Library. Located at 800 Blackburn Point Road just across from the Casey Key Fish House, this community-inspired gem of a library would have charmed our socks off, had we been wearing any. But we’d been enjoying the beach just moments before so…no socks.

We were greeted by volunteer librarian and Casey Key resident Connie Davis, whose warm smile and generous welcome made us feel like old friends. We learned that the Casey Key Library is an independent not-for-profit corporation, founded in 1984 by resident Marion Shaw in her spacious garage. This is a computer-free, low-tech, gracious operation complete with a card catalog and self check-out. The library is stocked with hardcover bestsellers and treasures, most of which are less than two years old, and its community room hosts meetings and neighbors. The library is open to residents of Casey Key who are members of the Casey Key Association, and has become quite the neighborhood gathering place.

The Casey Key Library not only provides an impressive collection of spellbinding reads, it also serves the greater good. Two or three neighbor-friendly fundraisers per year generate monies that support literacy programs and local schools. The day we stopped in, a book by a local resident lay open on the desk and I checked it out immediately. It was the stunning “Island Prayers” by author and photographer Jack Perkins, former NBC news correspondent and host of A&E’s “Biography.” Such a fitting book to read later at day’s end as I enjoyed another sunset on Casey Key, Florida.

A Little Inconvenience in Paradise

All I have been hearing from everyone off the Key (Casey Key) lately is. “What are you going to do when the Blackburn Point Bridge is closed for the month of June?” Yes it is going to be a little inconvenient when we want to go up to Sarasota. We will have to allow an additional fifteen minutes, but we get to drive down Casey Key and enjoy all the views.

Over the years since I first bought on Casey Key in 1987 the “Bridge” has been closed for periods of time. In the early 1990’s the “Bridge” under went substantial repairs. At that time, a majority of Casey Key residents, as well as Sarasota County officials, the Florida D.O.T. and the Historical Society, favored rehabilitation of the existing one-lane Swing Bridge, rather than replacement with a new larger, higher two-lane draw bridge.

However, the Coast Guard denied the permit because the horizontal and vertical clearances did not meet Coast Guard navigational standards. As a result, interim (five to ten year) repairs were made, and the “Bridge” won a reprieve.

The Blackburn Point Swing Bridge is a daily reminder of Florida’s past. The “Bridge” has been a fixture of Casey Key since the mid-1920s when it was one of several bridges installed locally as a result of a 1924 bond issue. This is the only swing bridge in Sarasota County and only a few left in all of Florida.

Another little inconvenience is that Jimmy is going to close the Casey Key Fish House for summer vacation while the “Bridge” is being repaired. Now that is a "bummer" for Casey Key residents here for the summer.

Casey Key and Manasota Key, two of Sarasota’s Barrier Islands are located on either side of the Island of Venice. Casey Key is to the North between Venice and Siesta Key. Dinner over Looking Casey Key

Last night we met some friends from Stoneybrook Golf & Country Club and Silver Oaks at the Aqua Restaurant & Little Wet Bar which over looks the North end of Casey Key. It is located in front of Bellagio Harbor Village condos, which just changed their name to Osprey Harbor Village. (This was because they had a lawsuit from The Bellagio in Vegas over the name & they decided to change the name.)

You can come by car or boat (channel Marker 33) which adds a lot to the ambiance of the restaurant and the great sunsets over Casey Key are just a big plus. Wednesday is Jazz with Dinner night and the Aqua was very busy and the food was wonderful as usual.

It has long Bay views looking North over to North Casey Key & up the Inter-coastal water way from the Living room, master bedroom and large tiled terrace. Casey Key Incorporation - Not this Year

At the meeting on March 30, 2009 concerning the incorporation of Casey Key, there was a call for an impromptu straw vote on how many residents present had an interest in the idea of having Casey Key become incorporated.

David Macrae a Casey Key resident who had organized the meeting called for a show of hands in support of incorporation. Only five residents raised their hands. He then asked who was opposed to the incorporation. The rest of the residents present raised their hands. There were probably a little over 100 Casey Key residents in attendance. There are around 567 registered voters on Casey Key.

The straw vote outcome was a surprise to all present. The group for it is pressing on to inform the residents as to the positives of being incorporated.

At this time it looks like the House Bill 1225, which has to become, a referendum in order for the residents of Casey Key to vote on the issue may not be heard this year by the Florida House Military and Local Issues Committee. If House Bill 1225 is not heard and passed the Casey Key residents won’t be able to vote for or against incorporation this year.

Casey Key, Sarasota, FL Incorporation or Not

There has been a lot of heated debate about the pros and cons of incorporation of Casey Key lately.

There is a meeting to educate voters on the issues of incorporation on March 30th 2009 at 4:30 to 7:30PM at the Nokomis Fire House. Commissions John Thaxton, The Attorney for Long Boat Key and the Retired Venice Police Chief will be present in addition to others to cover topics of interest and answer questions. An agenda will be posted shortly and mailed to all registered voters on the Key. There will be tables for Proponents and those opposed starting at 3:30PM and then for 30 minutes after the meeting to answer questions.

Florida sunshine…now that’s something we’d like to wrap up in a box and send to our northern, wintry friends. There’s no hint of “seasonal affect disorder” around here…even on a cold day you can usually work on a tan, and we don’t have that many cold days. It’s no wonder Florida is known as the Sunshine State! Wouldn’t you like to bottle up those rays?

And right here in our backyard, we’ve just learned of a planned solar energy project that may be the country’s largest. According to a recent Biz941 daily news bulletin:

“The Gulf Coast Community Foundation of Venice announced yesterday that it is pursuing a partnership with a major power company to create a $350-million solar project on 300 acres that it owns within the city of Venice, east of I-75 off Laurel Road. The facility could produce at least 40 megawatts of clean, renewable electricity, or enough to power 4,800 homes, making it the country's largest solar project. Groundbreaking is expected sometime in 2009.”

By the way, if you aren’t from around here, Venice is a small city just to the south and inland of Casey Key. Known as the “Shark’s Tooth Capital of the World,” it hosts an annual Shark’s Tooth festival to celebrate the abundance of fossilized shark’s teeth that can be found on its beaches. When the grandchildren come to town, take them to the “shark’s tooth beach” to hunt for those tiny, black teeth…when you get there, ask around for tips on how to find them. You’ll see beachcombers with strainers and even spaghetti colanders sifting through the sands. By the way, Venice isn’t the only beach with shark’s teeth…Casey Key’s beaches also are known for excellent shark tooth finds. But don’t worry—we rarely see sharks. These are prehistoric teeth.

We had to get several boxes of Thin Mints, partly because they taste so good and partly to promote old-fashioned hard work on the part of the Girl Scout selling her cookies.

Nothing says “American tradition” quite like baseball, and Sunday’s Grapefruit League game at Sarasota’s Ed Smith Stadium saw the Reds win over the Yankees 13-11. It was a bit windy for baseball, but a great day to be outside nonetheless. We chose to have dinner at the Stump Pass Grill on beautiful Lemon Bay. Stump Pass Marina is easy to reach by boat or car. The Sarasota Building Industry Association and the Home Builders Association of Manatee County have joined together to present their annual Parade of Homes for Sarasota and Manatee Counties. This had been a short sale (the owner owed the bank more than the sale price a lot more). I had put an offer in on the property for my client as a back –up to the lower first offer the seller had gotten. After four months of hearing nothing from the Bank. The Bank takes the first offer with out countering it or even notifying us. The first buyer contracts with another buyer who calls us. We were able to assume this second contract and close in a week at not much more than my client’s original offer to the Bank.

I am seeing more and more short sales and foreclosures in the higher end Water Front Properties and Golf Course & Country Club communities. In my eighteen years of selling luxury real estate on Florida’s West Coast I have never experience so many distressed property sales.
This property had 250 feet of sea wall, sailboat water, and two boat docks. The windows had all been replaced with hurricane impact glass, stuccoed, and a new metal roof. It was in very good condition for a short sale property.

A lot of the Short Sale properties have really been damaged by their owners. They have taken the appliances, even the built-ins. Some have taken the sinks and the toilets. Several that I have shown have holes in drywall and doors. Swimming pools are black from being turned off for long period of time. All of these Short Sale and Foreclosure properties are being sold in AS/IS condition. So if you do decide to buy one of these properties. Make sure you get home inspections done immediately and your contract is contingent on the inspections. When buying these Short Sales it is going back to Buyer Be Ware, nothing is warranted.

Last Casey Key Sunset Before Winter Residents Arrive - November 2008

About 4:30 pm yesterday, Snuffy and I headed out to Casey Key Beach for the last sunset and to visit Kathleen, Kisses and Nick Herron at their Casey Key summer home. The Herrons are staying in a small Casey Key beach house this summer and enjoying beach life before returning to their permanent home at Venetian Golf and River Club this weekend. This summer, the family had so much fun at the beach that Kathleen told Nick on moving day a month ago she wasn't ready to leave so they extended there stay another month.

Sitting on the deck last evening, listening to the crashing waves,
watching the pelicans diving for their catch and walking with Snuffy and Kisses on the Beach while they searched for crab was so relaxing! I could have stayed forever. Casey Key is truly special. I didn't see one person on the beach as Kathleen sat on the beach steps and I walked with the doggies.

After cocktails, Nick cooked the most fabulous dinner for Kathleen and me. We feasted on grilled steaks with his famous mushroom burgundy sauce (yummy), baked potatoes, green beans and biscuits. The doggies got the last bite of steak -- just a toast to the end of summer and the last Casey Key sunset. Pappa Nick, after cleaning the kitchen, took anxious Kisses & Snuffy on their last beach walk of the extended historic summer of 2008!

If you are searching for a summer home, Casey Key may not be the beach for you. It is very private, and you can walk your dogs on the beach. Loggerhead Nests

Biologists from Mote Marine are checking loggerhead nests in Sarasota this week. High tides from the latest storm are potential danger to the nests. The biologists are checking to see how many nests are still in place. The report should be finished in a week according to a news broadcast last night.

Luckily as Nick Herron reported earlier, the second turtle nest behind one our Casey Key listings hatched, and Mote dug it up while Nick was showing property one day so we don't know how many baby turtles hatched. It was a good thing these babies got on their way as Nick reports a lot of the nest were destroyed by the storm(Fay). Seven of the yellow marker stakes from other nests washed up on Casey Key beach behind our listing.

Mote Marine Visit Casey Key Loggerheads

Nick Herron reported last night that Mote Marine dug out Juney Loggerhead's sea turtle nest this week. After sea turtles' eggs hatch, volunteers from Mote return to the loggerhead's nest on Casey Key to dig for information about the turtle crawl: how many eggs hatched, did any die in the nest, any eggs left, etc.

Mote found that 104 eggs were in Juney's nest. Thirty of the eggs didn't hatch, one turtle was dead in its shell and one little turtle was still alive in its shell. Mote Marine representative cleaned the baby turtle and took it to Mote for observation. The tiny sea turtle had what seemed to be a fungus on its body.

Turtle Hatch on Casey Key Florida

Juney Loggerhead's babies hatched last night according to Nick and Kathleen Herron and making their way out to sea. Juney's loggerhead nest on Casey Key was completed one night in early June. We've been checking on the nest when we hold open house on Casey Key or Nick sends an email and a loggerhead tracking report. It's fun to follow the turtles and amazing to know their habits.

The stretch of beach behind our listing on Casey Key is one of Mote Marine's most valued areas for tagging and research. Loggerheads lay their eggs two or three times every other year. After the baby turtles hatch, they come back 30 to 35 years later. There are two nests which we have been watching behind the Herrons summer retreat. One other loggerhead attempted to nest between the first two nests but something probably disrupted the sea turtle which resulted in a false crawl.

4th of July on Casey Key

Kisses Herron runs and hides in closets when she hears firecrackers or thunderstorms. She spent some time in a closet last night as Nick & Kathleen entertained friends for a fabulous 4th of July Celebration on Casey Key Beach. Guests nibbled on appetizers of scrumptious cucumber pickups to spinach artichoke dip with shrimp. Nick cooked mouthwatering hamburgers and hot dogs and Kathleen added sauerkraut, homemade potato salad and broccoli mango salad. Chocolate lovers were happy and, of course, beverages of choice were available too!

Right before a spectacular sunset the group headed to the beach to collect seashells prior to dancing with sparklers and watching the fireworks festivities at Venice Beach and Siesta Key. As you can tell from the video, the Herron Group enjoyed a few private fireworks and a perfect Casey Key 4th of July! Poor Kisses!

Casey Key Loggerhead Builds Nest Next To Juney - June 2008

On June 9, Juney, a Casey Key loggerhead, crawled up on the sand right behind the beach house the Herron Group has listed on the sands of the Gulf of Mexico. Linsley and Alison of Mote Marine were on the scene that evening to measure the nest and put up a protective baracade and a sign to keep out visitors and pesty creatures. Kathleen Herron quickly named the first loggerhead Juney.

Just as Juney crawled from the Gulf, the new loggerhead slowly pulled herself to a spot right next to Juney's nest where she also laid her eggs. Nick and Kathleen emailed Snuffy and me this morning about the latest loggerhead development. We are going to the Casey Key beach house on the 4th of July and will update you.

I've never seen a loggerhead and anticipate with great excitement the loggerhead eggs hatching in about 40 more days. Hopefully, the beach water will not wash over the eggs too many times and destroy them.

Nick and Kathleen Herron, of the Herron Group, have been plenty busy this week helping sellers of a Casey Key home that is sale pending move their belongings to their Venice Florida oceanfront condo. The house on Casey Key is being sold with most of the furnishings but over the years we all collect a few belongings so the Herrons are assisting these out of state owners.

Showings have picked up and summer which is usually rather slow is keeping the Herron Group hopping with other activities along with real estate transactions.

Longboat Key is a short drive from the mainland, and I've been helping Georgia owners check on their property in Bay Isles. They leave a car in the garage so along with checking through each room, flushing toilets and looking for anything unusual, the car gets a nice run too. There are many services for out of state homeowners, and the Herron Group will be glad to give you names of companies should you need such a service for a second home.

2821 Casey Key Rd's resident loggerhead nest is still in place, and we'll update you when we see any activity.

Thunderstorms are in Sarasota today so it's a great time to catch up on a little blog information for our readers and enjoy the raindrops that Sarasota's needs for our lush tropical landscaping!

Newly Named Juney, Casey Key Loggerhead Builds Nest - Original Article June 2008

Built in 1979, 2821 Casey Key Rd has had many families, renters, vacationers return. Year after year, these beachgoers come back to Casey Key to revisit the familiar private beach they love. The loggerhead returns to the familiar also.

Saturday night Nick & Kathleen Herron and their good friends from Atlanta were sitting on the deck outside this wonderful beach house on the sands of the Gulf of Mexico when red dotted lights could be seen coming down the beach. The Casey Key group was little nervous with visions of aliens invading the beach. The aliens with red lighted hats were from Mote Marine and were tracking a turtle. The loggerhead was estimated to weigh over 300 pounds by Linsley and Alison of Mote Marine. Kathleen quickly named her Juney.

Juney crawled from the Gulf and slowly pulled herself by her flippers to a spot right next to the beach steps. She dug her hole in the sand to lay eggs. Juney buried the eggs and returned to the water on Sunday morning. It will be several days, 50 or so before the eggs, approximately 104, begin to hatch and Juney's babies begin hopefully crawl to the sea. Kisses was quite facinated although unsure as she met "big" Juney in person/turtle.

Nick and Kathleen sent Snuffy and I an email about the excitement at the beach and invited us to visit June's nest after my open house on Sunday at 708 Casey Key Road. I dropped Snuffy off at the beach house to romp with Kisses and headed to my open house around noon. Nick held 927 Casey Cove open, our beautiful bayfront listing too.
It was a great day to be at the beach as thunderstorms rolled in from the Gulf to cool the air for a perfect turtle watch and cookout in the evening with the Herrons.

In the summers, Kathleen and Nick Herron of the Herron Group with RE/MAX Alliance Group pack up their "fun stuff" at the Venetian Golf & River Club home and move to Casey Key. The Herrons, like many others return to Casey year after year to enjoy beach life. This year they've had two visitors, a Casey Key redbird and now Juney, the sea turtle. Snuffy and I are lucky we get invited too and last night we met their friends, Jeanette and Jim who the Herrons neighbors at Venetian. Jim loves to fish and brought his pole and Jeanette, like me, loves collecting shells. Kathleen & Kisses headed off for a power walk after dinner as Jeannette, Nick and I combed the beach with Snuffy for shells and Snuffy for smells.

We'll keep you posted on the Herron ongoing summer fun at the beach and Juney's babies' loggerhead activity on Casey Key.

Built in 1979, 4024 Casey Key Rd has hosted many visitors. In the summers, Kathleen and Nick Herron of the Herron Group with RE/MAX Alliance Group pack up their "fun stuff" and stay in this delightful Casey Key home. This year the Herrons have one extra visitor who is entertaining them. A beautiful redbird decided to stop by and stay. He flies into the windows often and Kisses, their Bishon is mystified.

I pulled up an article on the web about redbirds and passed on the info to Nick and Kathleen. According to the article Mr. Redbird "can be aggressive when defending his territory, and frequently attacks other males who intrude. This tendency sometimes leads cardinals to fly into glass windows, when they charge an "intruding bird" that is really their own reflection." How nice this home for sale on Casey Key is protected by a redbird! Hopefully he will realize the Herrons and Kisses can take care of the gorgeous views, the dock and beach without his help.
