There has been a lot of heated debate about the pros and cons of incorporation of Casey Key lately.
There is a meeting to educate voters on the issues of incorporation on March 30th 2009 at 4:30 to 7:30PM at the Nokomis Fire House. Commissions John Thaxton, The Attorney for Long Boat Key and the Retired Venice Police Chief will be present in addition to others to cover topics of interest and answer questions. An agenda will be posted shortly and mailed to all registered voters on the Key. There will be tables for Proponents and those opposed starting at 3:30PM and then for 30 minutes after the meeting to answer questions.
David Macrae has spent considerable time and effort in the following blog site for Casey Key residents to express their concerns for or against incorporation of Casey Key.

The site is monitored and therefore no postings will be made that are mean spirited nor will span come through (hopefully). A straw poll will be taken as this proceeds.

SUNRISE or SUNSET the VERY BEST of CASEY KEY

As you have that first cup of coffee and start to wake-up from your Bay Front or Gulf to Bay home your experience begins. The sun will start to rise over the Bay water front. If you are lucky you may see some fishermen’s boats heading down the intercostals water-way toward the jetties to get out to the Gulf to fish. And if you’re real lucky you may see some dolphin and birds feeding with the beautiful sky & morning sun in the back ground.
Now on the other side of Casey Key Road on this beautiful barrier island we have the other half of the Gulf to Bay property or Gulf front property and it is getting time for sunset. It is time to grab your favorite beverage and make your way down on to the Casey Key beach. Every one of us watching as the sunsets into the water maybe a sailboat will pass in front of the setting sun to add something special tonight. We are thinking maybe tonight we will see that green flash as a bonus to a beautiful light show of the sun setting. (Each night is different & special, never to be duplicated.)
I think that I may like the twilight time the best. Twilight comes right after the sun sinks into the Gulf off the coast of Casey Key and all of a sudden the clouds start to light up with different colors starting where the sun set and then going all the way around. You look back over Casey Key and see more beautiful color over the Bay. The winter time with cooler temperatures seams to produce even more vivid colors. It is like one wonderful dream.

Just Sold By The Herron Group Bay Front Nokomis Across From Casey Key

This had been a short sale (the owner owed the bank more than the sale price a lot more). I had put an offer in on the property for my client as a back –up to the lower first offer the seller had gotten. After four months of hearing nothing from the Bank. The Bank takes the first offer with out countering it or even notifying us. The first buyer contracts with another buyer who calls us. We were able to assume this second contract and close in a week at not much more than my client’s original offer to the Bank.
I am seeing more and more short sales and foreclosures in the higher end Water Front Properties and Golf Course & Country Club communities. In my eighteen years of selling luxury real estate on Florida’s West Coast I have never experience so many distressed property sales.
This property had 250 feet of sea wall, sailboat water, and two boat docks. The windows had all been replaced with hurricane impact glass, stuccoed, and a new metal roof. It was in very good condition for a short sale property.
A lot of the Short Sale properties have really been damaged by their owners. They have taken the appliances, even the built-ins. Some have taken the sinks and the toilets. Several that I have shown have holes in drywall and doors. Swimming pools are black from being turned off for long period of time. All of these Short Sale and Foreclosure properties are being sold in AS/IS condition. So if you do decide to buy one of these properties. Make sure you get home inspections done immediately and your contract is contingent on the inspections. When buying these Short Sales it is going back to Buyer Be Ware, nothing is warranted.
